Outdoor Kitchens: Outdoor kitchens are quickly becoming the mark of an indoor-outdoor living space. Pizza Oven: Two words: Pizza oven. Over the past year, there has been a huge rise in interest in building outdoor pizza ovens. While there’s no denying that our current market favors sellers, we are starting to see a slow but steady growth in inventory that will help eager buyers as they dive into the real estate pool. According to the Sacramento Association of Realtors, the active listing inventory increased 27.8% from March of this year to April. Compared with April of 2021, inventory is up 33.4%. As for sellers, we are still seeing very competitive sales prices. The medium sales price increased 1.7% – from $556,000 to $565,500. This figure is up 15.5% from April 2021 ($489,500).
So what does this mean for buyers and sellers? While still very competitive, data suggests that a leveling market is on the horizon.

This month’s “Good Eats” section is dedicated to our favorite Cinco De Mayo restaurants and Mother’s Day brunch spots around town. Read on for a complete list!

For the Margarita & Mexican Food Lover: Cinco De Mayo is the perfect excuse to dig into some delicious tacos and pile on the chips and guac. That’s why we’re sharing some of our favorite spots with you to try out this year!

  1. Mexquite Restauant: Located in Folsom, Mexquite Restaurant has a friendly staff, delicious Mexican food, and a festive atmosphere. Their authentic dishes have even helped them secure the award for Style Magazine’s “Favorite Mexican Restaurant” over the past 10 years. You can select from over 100 Tequilas to create your custom margarita – all of which are made with Agave Nectar and fresh-squeezed lime juice. Sip your margarita out on their beautiful outdoor patio and enjoy food and drink specials all day long with a Live DJ from 5 pm to 10 pm.
  2. Mesa Mercado: If you’re a fan of the finer things in life, like freshly muddled margaritas and authentic Mexican cuisine, then you may want to make Mesa Mercado inside the Carmichael Milagro Centre your go-to Cinco De Mayo destination. For a margarita with a little kick to it, try their “Pepino Picante”, with muddled cucumber, chili powder, fresh lime juice, 100% blue agave tequila, and mescal. For a sweeter margarita without a headache, try their “Mango” margarita, with pureed mango and chile, their secret margarita mix, freshly sliced mango, and chile spice topped at the rim. If you want some food to go with that margarita, you can’t go wrong with their marinated skirt steak or roasted pork tacos.
  3. Zócalo: Another favorite hot spot is Zócalo, an upscale restaurant and bar that serves up some delicious handcrafted margaritas, mouth-watering dishes, and a lovely dining atmosphere. We recommend kicking off your meal with their freshly prepared guacamole starter. Because why not? For entrees, try their “Baja Fish Tacos” or their popular “Carnitas” plate.   4. Centro Cocina Mexicana: With a vibrant setting in the heart of midtown Sacramento and delicious cuisine, it’s no wonder Centro has been in business for over 25 years. From salsas to masa and corn tortillas, slow-cooked meats, and hearty soups, all of their dishes are created from scratch using the freshest ingredients. Centro will be open for lunch at noon on Cinco De Mayo and specials will be available all day. They are even offering a custom menu with a range of ceviche, taco, and combination plate options. Any margarita lovers out there? Centro will be canning their Margarita a la Centro — each can is 12 ounces, which is equivalent to 2 cocktails for only $12. “Mother’s Day Approved” Brunch Spots: Mark your calendars because Mother’s Day is this Sunday, May 8th! And what better way to celebrate mom than with a delicious brunch in her honor? Below are our top four picks.

  1. Rancho Roble Vineyards: This Mother’s Day is the perfect opportunity to stop by Rancho Roble Vineyards, the hidden gem of Placer County. This beautiful estate will be hosting a special Mother’s Day event featuring a private tasting on Rancho’s beautiful front patio. A collection of their whites and reds will be poured. You and mom can also enjoy a mini-cheese and fruit board with this lovely tasting. This is a very special experience and has limited tasting spaces. Reserve your seats/time here. When it comes to your dining experience, enjoy picture-perfect outdoor seating and a menu that reflects their passion for farm-fresh local ingredients.   3. Farmhaus: Located in Granite Bay, this charming restaurant serves up fantastic dishes using only the freshest of ingredients and provides a warm and inviting atmosphere for guests. Plus, their outdoor dining area makes for a great brunch spot! Not sure what to order? While all of their dishes are raved about, we recommend trying one that includes their homemade pastrami.   4. Paragary’s in Midtown: Paragary’s is a Midtown Sacramento neighborhood bistro known for delicious seasonal cuisine in a beautiful setting. The garden-like patio is a Sacramento outdoor dining destination, featuring waterfalls, lush plantings, and decades-old olive trees. This Sunday, Paragary’s will be featuring a special Mother’s Day Brunch menu. In this month’s market snapshot, we turn to some of the country’s leading economists, who share their insights, predictions, and overall trends for real estate markets across the nation.

Are More Homes Coming to the Market in 2022?:

About 64% of prospective home sellers plan to list their properties by the end of August, according to a Realtor.com report. In even better news, a 43% share of those selling have expected prices below $350,000 — the range most first-time buyers target — and 22% anticipate listing between $350,000 and $500,000.

 


Jeff Tucker, senior economist at Zillow adds:

“An inventory peak in late summer or early fall is the most likely scenario, given how the market returned to normal seasonal trends in 2021. The stock of existing homes on the market is finally starting to refill, as our March data shows total inventory now rising strongly.”

 

Will Housing Inventory Ever Rebound?:

Low inventory keeps the housing market from equilibrium and has given sellers the upper hand in the past few years. However, a silver lining for buyers may sit on the horizon. For-sale housing supply averaged 1.6 million units per month in 2018 and 2019 but fell to around 1 million in 2021, according to Zillow. Based on a March survey conducted by the company, a 74% share of industry experts believe that the market will get back to those pre-pandemic inventory levels by 2024.


Danielle Hale, chief economist at Realtor.com adds:

“We’re going to start to take a step in that balanced direction this year. It’s going to take a couple of years just because the building shortfall is so big and because we still have so many young households, so there’s a lot of demand. The market will eventually get to balance, it’s just not going to happen overnight. We need to have more building. At the end of 2021, the U.S. was 5.8 million single-family homes short. It essentially means we’re five years behind when it comes to construction.”

 

What Role do Rising Interest Rates Play?:

The rise in mortgage rates works both for and against increasing inventory. Some otherwise would-be sellers could decide to stay put if they find the new interest rates to be unfavorable. Although, the higher costs to buy should lower demand and reduce the market competition.

Daryl Fairweather, chief economist at Redfin adds:

“The higher interest rates will lead to a lock-in effect for homeowners, so they may not list. And it also might reduce demand from home buyers, especially for people really sensitive to prices. But the market should slow down and that means homes will sit for-sale longer and more inventory will just accumulate because of that. Similar to previous years, we’ll see inventory probably start to grow around the third quarter.”

 

What Advice Do Economists Give to Buyers in 2022?:

Trying to buy a house right now can be challenging for many buyers because of increased interest rates coupled with a lack of inventory. However, it’s important to stay on top of your local housing market and speak with your Realtor about what changes they are seeing.

Danielle Hale, chief economist at Realtor.com adds:

“Higher costs are going to make home purchasing more challenging. Buyers are going to have to get creative, maybe look further out into the suburbs, or maybe consider less expensive metros than they might have before. Most buyers tend to try to complete their home purchases in the summer, with August as the end of that bulk moving season. So the best time for buyers is normally in the fall because sellers who list then usually are a little more willing to negotiate. But I wouldn’t necessarily put home search plans on pause. My advice is when you find a home that fits your checklist and is in your budget, put an offer in.”

This month, we check out the latest Easter events and celebrations taking place in and around the Sacramento area. Wondering how the Sacramento housing market is shaping up for spring? According to The Sacramento Association of Realtors “March ended with 1,366 sales, a 26.2% increase from February (1,082). Compared to one year ago (1,292), the current figure is up 5.7%. The median sales price increased 3% from $540,000 to $556,000. This figure is up 15.6% from March 2021 ($481,000). The Active Listing Inventory increased 18% from February to March, from 890 units to 1,050 units. Compared with March 2021 (918), inventory is up 14.4%. The Months of Inventory remains .8 Months. This figure represents the amount of time (in months) it would take for the current rate of sales to deplete the total active listing inventory. The Median DOM (days on market) remained at 7 and the Average DOM decreased from 17 to 15. “Days on market” represents the days between the initial listing of the home as “active” and the day it goes “pending.” Of the 1,366 sales this month, 89.2% (1,218) were on the market for 30 days or less and 95.5% (1,304) were on the market for 60 days or less.”

So what does this mean? For one, while the market is still very competitive, the active listing inventory is increasing, which will steadily create more opportunities for buyers. And as for sellers, while mortgage rates are climbing, there is still a great demand for houses in the Sacramento market, which is reflected in the steady rise of sales prices.

Selling Soon? Here’s a Home Feature That Will Appeal to Many Buyers

People who are thinking of selling their house often wonder what they can do to increase its appeal to buyers. The goal of doing so is fairly obvious: maximize profit and minimize time on the market.

Many think that updating their kitchen or bathrooms, or even adding an addition, will do the trick. In a sense, they will. If you do a major renovation or addition, it’ll surely increase how much your house will sell for, and there’s a good chance it’ll sell more quickly if you do substantial upgrades before you list. But, it’ll also cost you a good chunk of time, money, and it probably won’t net you more money than the actual cost of the work.

On the other hand, there’s a simple tweak you can do to your house (if you haven’t already) that’ll increase its appeal to a lot of buyers, which is…

Create a dedicated home office space.

Home offices have been a feature buyers have liked for some time, but over the past two years they’ve become all the more appealing due to the pandemic. With the pandemic winding down — hopefully for good — it may seem like home offices won’t be as much of a draw. But that’s not likely. Here are a few reasons why a home office is still something buyers will want to see if you’re selling in the near future:

  • While some companies have started having employees come back into the office, many others have not. There are still plenty of companies playing it safe and having their employees work remotely.
  • The pandemic loosened the jar lid, so to say, and now more people are doing whatever possible to continue working from home entirely — or at least in a hybrid fashion — simply because they like the quality of life better.
  • Gas prices fluctuate, and they won’t be high forever, but right now they are – and there’s a good chance they’ll be that way for a while. So if you’re selling soon, working from home to save on the cost of commuting is likely on a lot of buyers’ minds.
  • “What if it happens again…” The pandemic is barely in the rearview mirror, and people are sensitive to needing a dedicated home office space if there’s another variant or surge, but they’re also thinking about a future pandemic. It may not have been something buyers would’ve been sensitive to a couple of years ago, but it’ll be a long time before buyers don’t think what living in a house would be like if it happens again in the future.

So if you’re thinking about selling your home in the near future and want to add some appeal, create a dedicated home office space if you don’t already have one.

You don’t need to (and probably shouldn’t) do an addition to add a home office.  Just repurpose a room, or a section of one, and make it into a home office. Here are a few ideas on how to carve out some space:

  • If you have a spare bedroom, and it won’t take away from the marketability in your area for the likely buyer, just turn it into a home office.
  • If you have a finished basement, turn part of it into an office.
  • If you have an unfinished attic, consider turning that into an office for as little money as possible.
  • Section off a portion of your living room as a home office. It doesn’t need to be huge; buyers just need to see where they could set themselves up to work from home if they lived there.
  • Perhaps use a formal dining room, since many people don’t use them as often as they would use a home office.

There’s no one-size-fits-all answer of course, but creating a home office is most likely to add appeal to your house if you’re selling in the near future.

These Are the Biggest Kitchen Trends for 2022

If you’re planning on renovating your kitchen this year, you want to make sure that the changes you’re making feel timely and on-trend.

But what, exactly, does timely and on-trend look like for 2022?

According to the 2022 U.S. Houzz Kitchen Trends Study, which surveyed more than 2,300 homeowners on their recent and/or planned kitchen renovations, some of the biggest trends in kitchen design include:

  • Upgraded countertops. 35 percent of homeowners splurged on upgrading their countertops—with engineered quartz (42 percent) and granite (24 percent) being the most popular countertop materials.
  • High-tech appliances. 27 percent of homeowners upgrade their appliances during the kitchen renovation process—and 35 percent of those homeowners opt for appliances with high-tech features (like smart refrigerators), a six percent increase from 2021’s data.
  • Larger kitchen islands. Kitchen islands have been on-trend for years—but this year, the trend is all about larger islands. According to the data, 39 percent of homeowners are building kitchen islands that stretch 7 feet or longer—up five percentage points from 2021.
